A renovation to a mid-century modern home which included: a new cedar soffit around the exterior perimeter of the house, extensive exterior and interior lighting with efficient recessed LED lights and globe pendants, updated electrical work using programmable scenes with remote access, repurposed wall paneling run horizontally at the entry stair to accentuate the core of circulation, new thermally insulated exterior doors, floor finishing, and painting of the interior and exterior with the careful use of caulking all around to limit air infiltration into the house.
A gut-renovation to the home's kitchen which included the demolition of a rear vestibule in order to create a direct path from the kitchen to the deck, through a modern sliding glass door. Energy efficient lighting was used throughout the space and daylight was captured to light the space naturally through most parts of the day. Bright surfaces were designed to further accentuate the natural daylight and extend it deeper into the space. The perimeter of the kitchen was utilized fully, with cabinets from floor to ceiling, to greatly increase the storage space for the client. New, modern black windows were installed to efficiently seal the space from exterior air infiltration. A new wood floor was installed to match the floors throughout the house and visually merge the spaces.

This post and beam, mid-century modern house, had great structural support and a solid foundation integrated into the existing bedrock, but needed many updates in order to make it modern and sustainable. All single pane glass panels were replaced with insulated units that consisted of two layers of tempered glass with a low-e coating to reflect heat. New Runtal baseboard radiators were installed throughout the house along with ductless Mitsubishi City-Multi units, concealed in cabinetry, for air-conditioning and supplemental heat. All electrical systems were updated and LED recessed lighting was used to lower utility costs and create an overall general lighting, which was accented by warmer-toned sconces and pendants throughout. The roof was replaced and pitched to new interior roof drains, re-routed to irrigate newly planted ground cover. All insulation was replaced with spray-in foam to seal the house from air infiltration and to create a boundary to deter insects.
